Buildings on the Eastside
Service, maintenance and projects for Kirkland and Bellevue offices, clinics, studios and retail units.
Service
Heat pumps, rooftops and the room with the servers in it
Much of the commercial equipment on this side of the lake is heat pump based, which means the faults are different from a gas building: defrost behaviour, reversing valves, backup heat left running, and controls that were set up once and never revisited.
We record what is installed on the first visit, so the next call starts from a list rather than a ladder.
Buildings
Who calls us
- Offices and studiosOpen floors that were subdivided, zones that argue, and a schedule written for the previous tenant's hours.
- Clinics and salonsSteady conditions, low noise and extraction that has to keep up with what the room actually does.
- Retail and foodDoors open to the street, exhaust pulling hard, and a front of house that has to stay comfortable anyway.
- Light industrial and storageHeating a volume, ventilating a process, and an office at the front with an entirely different load.
Maintenance
A record that outlives the technician
Filters, coils, drains, belts where there are any, refrigerant checks, control settings and a note of what has changed since the last visit — per unit, in writing.
It will not stop every failure. It does mean the equipment is replaced on a plan rather than on the worst possible morning.
Ventilation
Air that has to be brought in, not just moved around
- Occupied spacesA room full of people needs outdoor air, not recirculation with a better filter.
- Kitchens and salonsExtract without make-up air pulls the building negative and drags cold air in through every door.
- Changes of useA unit that becomes a gym, a clinic or a kitchen needs its ventilation revisited, not just its cooling.
- What we measureAirflow and pressure, before and after — so the change is demonstrated rather than claimed.
